Pet Policy
Most of our properties allow pets, subject to the following requirements. All pets must be registered at dfwpropertymanagement.petscreening.com.
Pet-Friendly Homes, Clear Rules
Most of our homes welcome pets. Our policy is simple and upfront so you know exactly what to expect before you apply.
- Up to 2 pets per household
- One-time $400 fee per pet plus $30/month pet rent
- Service animals and ESAs are exempt from pet fees
DFW Property Management allows up to 2 domestic pets per property with owner approval. All pets must be registered at dfwpropertymanagement.petscreening.com. A one-time pet fee and monthly pet rent apply. Certain breeds are restricted, and exotic or farm animals are prohibited. Service animals and ESAs are accommodated per federal law.

Disclosure & Registration
All pets must be disclosed on the rental application and approved in writing prior to occupancy. Each pet must be registered through dfwpropertymanagement.petscreening.com before move-in.
PetScreening.com charges a separate, non-refundable fee to process each pet or animal profile. This fee is the applicant's responsibility and is separate from the rental application fee.
Some property owners may choose not to allow any pets, or may enforce their own restrictions — for example, dogs allowed but no cats. In those cases the owner's instructions take priority, and applicants must comply with that property's specific pet criteria. Pet approval is never guaranteed and is always subject to owner and management approval.
Restricted Breeds
The following breeds, and mixes containing them, are not permitted:
Owner may approve more than 2 case-by-case. We reserve the right to deny any animal demonstrating aggressive behavior regardless of breed.
Prohibited Animals
Snakes, reptiles, spiders, ferrets, rabbits, birds, livestock, and other exotic or non-traditional animals are not permitted.
Fish Tanks & Aquariums
Fish tanks up to 20 gallons total per household are allowed. Renter's insurance covering aquarium water damage is required. No pet fees or monthly pet rent apply. Tanks larger than 20 gallons are not permitted unless specifically approved in writing by the property owner and management.
Tenant Responsibilities
- Tenants are fully responsible for all pet-related damage, including flooring, doors, fencing, and landscaping.
- Pet waste must be removed daily, and yards must be kept in a sanitary condition.
- Pets must be leashed in common areas and never left unattended outdoors for extended periods.
- Tenants are liable for any noise complaints caused by their pets.
Service Animals & Emotional Support Animals
Service animals under the ADA are not considered pets — breed, size, and weight restrictions do not apply, and no pet fees or pet rent are charged. The animal must remain under the handler's control and must not pose a direct threat to the health or safety of others.
Emotional Support Animals are not considered pets. A reasonable accommodation requires valid, current documentation from a licensed healthcare provider — the supporting letter must be dated within the last 12 months and come from a provider with whom you have a genuine therapeutic relationship. ESAs are exempt from pet fees, breed restrictions, and pet rent. All assistance animals are verified through PetScreening.com, which independently confirms the provider and the recency of the documentation. We comply fully with the ADA and the Fair Housing Act, and reserve the right to deny approval if the animal poses a direct threat or has caused substantial property damage.
Register Your Pet or Animal
Every animal — including dogs, cats, service animals, and emotional support animals — must have a profile on PetScreening before move-in. It only takes a few minutes, and service & assistance animals are screened at no charge.
Register My AnimalApproval of any animal — pet, service animal, or emotional support animal — does not reduce or transfer the tenant's responsibility. The tenant remains fully and solely responsible for the animal at all times and for any injury, damage, or nuisance it causes to any person, property, or other animal. Neither DFW Property Management nor the property owner is liable for any injury, harm, or damage caused by an approved animal, and the tenant agrees to indemnify and hold both harmless from any resulting claims. Tenants remain 100% responsible for their animal's behavior, damages, and compliance with all applicable local laws.
