Leasing, Rental Homes, Lease Application, Screening & Rent Payment

All persons over the age of 18 that will be residing in the home must fill a rental application on our website.

Yes, the application fee is $60.00 non-refundable per each person over the age of 18 that will be residing in the home, and must be paid at the time the application is presented to DFW Property Management.com in order for the application process to begin. The application fee is non-refundable.

Application must be submitted online on our website, along with the application fee.

The application process can take one to seven (1-7) business days depending upon how soon we can get documents from you and other parties such as landlords and employers.

Applications are approved based on a “Best Qualified Application” policy. We will process all the applications until a qualified application is approved. Please note that if your application is not approved, the application fee will not be refunded.

A representative from DFW Property Management.com will contact you as soon as your application has been approved.

Normally we will not hold the property longer than 14 days on a vacant property once the application has been approved. If the home is currently occupied, we will hold the home 14 days after the move-out date of the prior tenant.

If your application is denied based on the tenant screening criteria, you will not be granted “right of occupancy” and we will send you an adverse action letter in writing.

Yes, the deposit is usually equal to one month’s rent, but it may vary based on the property owner’s decision and our tenant screening criteria.

The deposit must be paid at the time of lease-signing which is within 24 hours of application approval.

Yes, a pet fee must be paid at the time of lease signing. The normal pet fee is $400.00 per pet and is non-refundable. Some property owners may require a higher pet fee and it is up to their discretion. You may read more about our Pet Criteria on our Pet Criteria page.

Once you submit your application, even if you decide to cancel your application, the application fee is non-refundable.

The lease agreement must be signed within one business day of approval. You may do this by scheduling a time to come to our office, or we can have you and all other applicants sign the lease by electronic signature through our Dotloop program.

 You will receive keys to the property on the date specified in your lease as your initial move-in date and as long as all monies have been paid to DFW Property Management.com per the lease agreement.

A full month’s rent and any other monies owed will be due on or before the date specified in your lease as your initial move-in date. Any prorated rent will be due the first day of the following month.

All monies owed to DFW Property Management.com must be paid with certified funds such as Cashier’s Check, Money Order and Postal Money Order or via our online tenant portal.
