How the 5 tiers work
Your tier is decided by the home’s monthly rent — the amount the property rents for — not by your income or how much you earn. Higher-rent homes fall into higher tiers with higher credit, income, and deposit requirements. Pick a home (or enter its monthly rent) below and we’ll show the exact requirements for that rent.

How your deposit is calculated
Your security deposit is the higher of your credit-based multiplier and your rental-history-based multiplier. They do not stack.
Example: credit gives 1.5× and history gives 2.0× → deposit is 2.0× rent (not 3.5×).
More than one applicant? When two or more people apply together, the tier requirements and deposit are set by the lowest credit score and the weakest qualifying factors among all applicants.

Disqualifying factors (all tiers)
- ✕Credit below the tier minimum (480–560 depending on tier)
- ✕Registered sex offender
- ✕Active warrant
- ✕Unpaid landlord debt
- ✕Active bankruptcy
- ✕Incomplete, false, or unverifiable information — including altered pay stubs, unverifiable employment, or friends/relatives posing as landlords or employers — results in automatic denial
- ✕3+ late payments in past 12 months
- ✕2+ NSF/returned checks in past 12 months
- ✕Material lease violations in past 24 months
Items requiring additional review
- ⚠Criminal convictions (individualized assessment)
- ⚠1–2 late payments in past 12 months
- ⚠1 NSF/returned check in past 12 months
- ⚠Self-employed: two years of tax returns or CPA-prepared P&L
- ⚠Most recent bank statements (typically the last three months) may be required
- ⚠W-2 income must be verified by matching payroll deposits on your bank statements
- ⚠Homeownership counts as history with 12+ months of verifiable mortgage payments
Assets-based approval (income exception only)
Prepaying rent or offering a larger deposit does not replace screening. If your only deficiency is insufficient current income, you may qualify through assets-based approval — but only after meeting all other standards below:
- Credit
- ≥ 580 (per SFR tiers) and no housing derogatories or evictions in the past 5 years.
- Criminal
- Must meet our criminal-screening standards.
- Liquid assets
- Verifiable U.S. balances equal to the full lease term’s rent plus the required security deposit (recent bank, CD, or T-bill statements).
- Funds at signing
- Full lease term’s rent prepaid and a 2.0× security deposit.
- All other criteria
- Identification, housing history / homeownership documentation, and anti-fraud rules still apply.
Equity in real estate or other non-liquid assets does not qualify. This option cannot cure credit-floor, eviction, criminal, or fraud disqualifications.
Important notes
- Income is the combined gross household income of everyone 18+ who will live in the home — you can add applicants’ incomes together to meet the requirement.
- We evaluate the household as one application— if any co-applicant fails to qualify, the entire household is denied.
- Holding a home: we can usually hold a home up to 14 days from approval or vacancy (whichever is later), subject to owner discretion. If a hold extends beyond 14 days, rent may begin on day 15.
- Qualified cosigners are accepted: a cosigner can cover an income shortfall on any home, or below-tier credit on Tier 1–3 homes (rent under $2,500/mo). The cosigner must independently qualify (680+ credit, income at least 5× the rent), and a cosigned lease carries a minimum 1.5× deposit. A cosigner never overrides a denial (eviction, unpaid landlord debt, bankruptcy, criminal, or credit below 480).
- Smoking and vaping are prohibited on all premises.
- Applications are approved on a "Best Qualified Application" basis.
- Lease must be signed within one business day of approval.
