Below are the most common questions from property owners about DFW Property Management's services, fees, tenant screening, maintenance handling, and management agreements. We are a TREC-licensed brokerage with 18+ years managing single-family homes, duplexes, townhomes, and condos across 85+ cities in the Dallas-Fort Worth metroplex.
Do I lose control of my property?
No. We work for you, and our written property management agreement sets the parameters. You approve major decisions including tenant selection, repair thresholds, and rental pricing.
How much does property management cost?
We offer Silver, Gold, and Platinum packages, plus a Lease-Only placement option. All managed packages include leasing, screening, rent collection, maintenance, and accounting. Platinum covers court filing fees up to $750. Contact us for pricing details.
Can you save me money compared to self-managing?
Yes. Higher rental rates from professional marketing, reduced vacancy periods, lower delinquency, and access to our vetted contractor network offset the management fee. Most owners net more with professional management.
Do you screen all applicants?
Yes. Every applicant goes through our 5-point in-house screening — credit, identity, income, criminal background, and eviction history — with exact requirements published per property in our rental criteria.
Can I reach you after hours?
Our 24/7 Maintenance Emergency Hotline is available for true emergencies. For non-emergency matters, contact us during business hours: Mon-Fri 9 AM - 6 PM.
What happens to the security deposit?
Kept in escrow per Texas law. Upon move-out, we conduct a detailed walkthrough and provide an itemized deduction list. Balance returned within 30 days per the Texas Property Code.
When do I receive rent payments?
Owner disbursements are sent by the 10th of each month via ACH direct deposit.
Do you advertise vacancies?
Yes. Sign on property plus Zillow, Trulia, HotPads, Zumper, Apartments.com, Realtor.com, MLS, and our website.
Can I use my own contractors?
Yes, as long as they are licensed, insured, and comply with our vendor policies. We also have an in-house team through Dallas Plumber.com.
Are you licensed?
Yes. We are a licensed broker with the Texas Real Estate Commission (TREC License #0588412). Members of NARPM, NAR, and TAR.
Does the management agreement give exclusive right to sell?
No. Our management agreement is strictly for property management. We can help sell your property through our brokerage, but it's optional.
Do you handle problems late at night?
